East Rand Booster Pump and Tank Stand

Pressure drops when two taps run

A body corporate block on the East Rand ran on municipal supply that carried fine sediment, and the pressure fell apart the moment two or three units drew water at the same time. Showers went cold and thin, garden taps starved the top floor, and the old pressure switch clicked on and off through the night. The trustees asked us to sort out the supply end rather than patch it unit by unit.

What we found on site

The existing pressure switch was cycling hard, and the vessel behind it had lost most of its pre-charge. The tank stand had been built for a smaller tank and was carrying a load it was never sized for, with the outlet plumbing running at a diameter that could not keep up with peak morning demand across the block.

How the work was done

  • Replaced the cycling pressure switch and fitted a variable-speed booster pump matched to the block's peak draw.
  • Rebuilt the tank stand so a 5000 L JoJo tank feeds the booster through a sediment filter and a correctly sized pressure vessel.
  • Kept the new supply line trench shallow and marked it clearly to avoid the existing irrigation runs across the property.

Where it landed

Pressure now holds steady across all units, even when several taps run together. The trustees have a written maintenance schedule for cartridge changes and a clear point of contact for the next service.

He has spent eleven years on borehole and municipal water systems across Gauteng, most of it inside pump rooms: pulling samples, sizing pressure vessels, and chasing the small plumbing faults that make pressure collapse when two taps open at once.
